Semi-Submerged Dwelling House.

OVERVIEW

The Tadcaster Road project in York involved the construction of a contemporary building designed with energy efficiency and durability in mind. The project, completed within a tight 30-day timeframe, showcased innovative construction techniques and sustainable materials, ensuring a high-performance and resilient structure. The work was executed under standard contract terms, focusing on collaboration and adherence to strict timelines.

DESIGN & ENGINEERING COLLABORATION

The design team, led by Vincent Partners Architects, ensured the project met both aesthetic and functional objectives, integrating cutting-edge insulation and waterproofing solutions. Toppings Engineers provided structural expertise, ensuring the stability of the split-level insulated raft foundation and the integrity of the ICF wall system.

CONSTRUCTION APPROACH
  1. Foundation
    • The project began with the installation of the 248m² split-level insulated raft foundation.
    • Materials: Supplied by Breedon, the concrete mix was engineered for high durability and insulation.
    • Performance: The insulated raft foundation provided a robust base while minimizing thermal bridging, contributing to the overall energy efficiency of the building.
  2. ICF Walls
    • The 380m² ICF wall system, a core feature of the structure, was constructed using components from BEWI and Jackon Insulation.
    • Insulation and Strength: These walls offered excellent thermal performance and sound insulation, with enhanced fire resistance and rapid construction efficiency.
    • Sustainability: The use of ICF reduced material waste and embodied carbon, aligning with modern construction sustainability goals.
  3. Waterproofing
    • To ensure long-term protection against moisture ingress, a Type ‘A’ waterproofing system was implemented.
    • System Performance: The waterproofing layer provided a continuous barrier against groundwater, safeguarding the foundation and walls from potential damage.
COMPLIANCE & QUALITY ASSURANCE

The project was inspected and certified by LABC (Local Authority Building Control) to ensure compliance with UK building regulations. The involvement of McFarlane, a leading construction oversight partner, further ensured that all stages adhered to the highest standards of quality and safety.

Key Benefits and Achievements

  • Rapid Delivery: Despite a condensed schedule, the project was completed on time, demonstrating exceptional coordination and efficiency.
  • Energy Efficiency: The integration of insulated raft foundations and ICF walls significantly reduced thermal losses, ensuring a low-energy-demand building.
  • Waterproofing Excellence: The Type ‘A’ system provided robust moisture protection, increasing the building’s lifespan.
  • Sustainable Practices: The use of ICF and advanced insulation materials supported environmentally friendly construction.
